Pest Control in Springwood for Homes and Businesses

Springwood has the densest concentration of commercial premises in Logan — offices, cafés, motels, medical practices and childcare centres — sitting alongside streets of homes with forty-year-old drainage and well-established gardens.

Both get pests, for completely different reasons. We treat both, and we’re licensed, insured and local.

Commercial pest control and the paperwork that comes with it

If you run a food premises in Springwood, a treatment on its own isn’t enough. Council inspectors and food safety auditors want to see a documented pest management program — evidence of scheduled service, treatment records and ongoing monitoring.

We provide a written treatment report after every visit, so your service history exists when someone asks for it. For food businesses we recommend a scheduled program rather than reactive call-outs, because a gap in the record is usually what causes the problem at audit time, not the pests themselves.

We service cafés, restaurants, offices, motels, medical suites, childcare centres and retail across the Springwood business district, and we run the same commercial pest control approach elsewhere in south-east Queensland.

Childcare centres and medical suites are their own case. Both have low tolerance for pests and tight restrictions on what can be used and when, so treatments run outside operating hours with products chosen for those settings. We’ll document exactly what was applied and where, which is what centre directors and practice managers are usually asked to produce.

Treatments are scheduled after close so you don’t lose trade or move staff out. For most offices, an annual or six-monthly service is enough. Food premises generally need quarterly at minimum, sometimes monthly depending on the kitchen. We’ll tell you what’s actually required after the inspection rather than selling you a schedule you don’t need.

Older buildings have more ways in

Most of residential Springwood went up in the 1970s and 80s, and forty years leaves gaps.

Door seals perish. Window frames shift out of square. Tile roofs lift or crack, and eave gaps open up around solar and air-conditioning penetrations that were added long after the house was built. Subfloor vents rust through. None of this is unusual for a house of that age, but every one of them is a doorway.

Then there’s the plumbing. Older drainage and grease traps are the reason American cockroaches appear at night in otherwise spotless kitchens. They’re coming up through the pipes, not in through the back door, which is why people find it so baffling.

And mature gardens, lovely as they are, give ants and spiders a bridge straight over any perimeter treatment if shrubs and branches are touching the walls or roofline.

So we look for the entry point rather than only treating the pest. Otherwise you’re calling someone back in three months and paying twice.

What we treat

  • Cockroaches. American cockroaches from drains and grease traps, German cockroaches in commercial kitchens. Different species, different behaviour, different treatment.
  • Ants. We treat the nest, not just the trail. Spraying a trail relocates the colony rather than solving anything, which is why the ants come back a metre to the left.
  • Spiders. Eaves, garages, garden edges, fence lines and around outdoor furniture.
  • Rodents. Particularly roof cavities in older tile roofs, which is a Springwood speciality once autumn arrives.
  • Silverfish and general crawling insects. Usually covered within the standard internal treatment.

Roof cavity rodents

This is the call we get most often from Springwood between March and July. Rats find the gap where the eave meets the wall, or a lifted tile, and settle into a warm roof space above a heated house.

Baiting alone treats the symptom. We find the entry and tell you what needs sealing, because otherwise the next one moves in as soon as the last one is gone. In a tile roof that’s often a fifteen-minute job with a bit of mesh, and it’s the difference between one treatment and an annual problem.

What happens on the day

We inspect first. That means a walk around the outside, a look through the roof void where access allows, and a check of the areas where you’ve actually seen activity. It tells us what we’re dealing with and where it’s getting in.

Then we treat. Products go where pests travel and harbour — cracks, gaps, subfloor edges, eaves, weep holes, the external perimeter — using low-odour formulations rather than the harsh chemicals people remember from decades ago.

Most homes take between one and two hours. Commercial sites depend on size. Before we leave you’ll get the re-entry time, the treatment report, and a plain-English list of what’s worth sealing or moving.

What to expect afterwards

Activity often increases for a few days before it drops. That’s the treatment working, not failing. Insects come out of harbourage as they’re affected, so you see more of them than you did when they were hidden.

Don’t mop or wash the treated skirting lines and external perimeter for a couple of weeks, or you’ll remove the residual barrier you just paid for. Normal vacuuming and floor cleaning in the middle of the room is fine.

You should see a clear drop within a week. If you don’t, call us.

What it costs

Homes are quoted on size and storeys. Commercial premises are quoted after an inspection, because a café kitchen and a first-floor office are not comparable jobs.

Scheduled commercial programs are priced per visit and work out considerably cheaper than one-off reactive call-outs. We quote before we start and the quote holds.

Frequently asked questions

  • For most homes, an annual general pest treatment is enough to keep things under control. Properties near bushland or waterways, older homes, and commercial premises such as cafés and food businesses often benefit from more frequent visits. To arrange a treatment or set up a regular schedule, call iCarpet Clean and Pest Control on 0416621444 or request a free quote through our website.

  • A little preparation helps. Clear access to kitchen cupboards, skirting boards, wardrobes and the perimeter of the house, put away food and utensils, and move pet bedding and bowls. Sweeping or vacuuming beforehand also improves results. We’ll send you the full preparation list when you book so nothing is missed.

  • You’ll often notice a drop in activity within a few days, though it’s normal to see more pests initially as they move out of hiding and come into contact with the treatment. Full results usually settle within one to two weeks. A general treatment typically protects your property for around 6 to 12 months, depending on the pest, the season and your surroundings.

  • A standard general pest treatment for an average home usually takes around one to two hours, depending on the size of the property and whether we’re treating inside, outside or both. Larger properties, commercial premises and specific infestations can take longer. We’ll give you a realistic time frame when you book on 0416621444.

  • Yes. We use family-safe, environmentally responsible products applied by trained technicians at the correct rates. As a precaution we ask that children and pets stay out of treated areas until the product has fully dried, and we’ll remove or cover pet bowls, fish tanks and bird cages beforehand. Your technician will explain the safety steps for your specific treatment before starting.

  • iCarpet Clean and Pest Control handles the common pests found in Australian homes and businesses, including cockroaches, ants, spiders, silverfish, rodents, fleas and wasps. We treat both internal and external areas, and we can tailor the treatment to whichever pest is causing you trouble. Call 0416621444 and describe what you’re seeing — we’ll recommend the right approach.

iCarpet Clean kept me in the loop from time of booking to point of service. Efficient carpet cleaning in Brisbane. He explained his process and what I can expect. I only expected one area to be done but he moved things around the room to make sure the whole rooms carpet was cleaned which I didn’t expect.

Overall affordable carpet cleaning and reliable carpet cleaning service. If you’re looking for carpet steam cleaning or general carpet cleaning in Brisbane I would recommend iCarpet Cleaning.
